It's okay. Greens are fine but around the fringes very poor. The tees are not flat and not the best grass. The layout is fine, good fairways however the long grass on the sides should be shorter, it's but enough being in the long grass never mind trying to find your ball.

Tees are in a terrible state. People playing without paying. A 3 Ball and a friend playing in front of us , not obeying rules. Greens ok and well watered
